Quiet Covid Time

 


Nothing much to report at Balcon East. Things that have changed/not changed since my last post :

1) 24 hr Security has been changed to 12 hr (8am-8pm). The Auto Gate is turned on after 8pm.

2) The water-logged planting boxes at the lobby have been covered with grey marble slabs. Not a great   choice of colour - why didn't they choose black to match the other tiles? Also, marble? Really? I like the stones and potted plants at the end, perhaps should have stoned it all the way across. 

3) No new plants. Bushes still pruned until they are just sticks. We really need some new landscaping ideas to make our estate lush and tropical!

4) Last AGM 2020 was held virtually, with only a handful of owners logging on. Bicycle parking in basement nearly passed the resolution,. Ah well, maybe next time :)

  1. Thanks for the update. With the in-person security no longer 24-hr, will the maintenance fees be lowered? We are now paying quite a lot already.

    1. Yes, out maintenance fees are quite high - though they were lowered after the 2019 AGM.

  2. if the condo mgmt or council decides to increase maintenance fee and sinking fund, can they do so unilaterally, without seeking permission, eg through voting at an AGM, from owners?

    1. No they can't. Any change to the Management fee or Sinking Fund must be done at an AGM at which Owners present (or by proxy) vote on the the Resolution.

    2. Noted, thanks! Or can the monthly fees be increased just by tabling an ordinary resolution at the AGM and deemed to have been passed by way a proposer and seconder?

    3. No, an ordinary resolution requires a simple majority of those present at the meeting. All owners must be given 2 weeks notice of the resolution - so no excuse not to attend or provide a proxy.
