There will be stretch of linear park directly behind but what is worrying is the plot ratio of the buildings beyond that - 3.5! Looks like we will have Costa Del Sol-type monstrosities looming over us - lets hope they will plant a few big trees to block out the worst of it. There will be a dead end road fronting us - not sure why - perhaps just the access road to the condos/HDBs to be built. Down the road it looks like a new shopping centre (blue area) to be built over the Bedok South Station.
A car-lite district - with a new flyover towards the city continuing on from Bedok South Road. This will hopefully ease the traffic along our stretch of the road.
If surrounding and behind BE will be 2.8 and 3.5, BE will be dwarfed. Can BE plot ratio be changed accordingly to align with either 2.8 or 3.5 ?
ReplyDeleteURA revises the Master Plan every five years and developers can apply to increase the plot ratio when redeveloping an existing site, subject to URA's approval.
ReplyDeleteThanks for the information. I thought it was every 10 yrs. But I doubt if they will ever change the 1.4 plot ratio. The Tanamera were very disappointed when their increase was denied.
DeleteHi Blogger, any particular reason why Tanamera was denied? Was it because its plot ratio is already maxed out at 2.1? But I saw the neighbouring Vista's plot ratio is 2.8.
ReplyDeleteIt has been a while since I last heard about their dreams of an enbloc - but I do recall they were hopeful for an increase in PR from their present 2.1 to at least 2.8. As you rightly say, all their neighbours on that side of the road are at 2.8, so why are they stuck at 2.1? No idea. Seems unfair. Anything to do with the PUB facility behind it, I wonder?
DeleteThey are 99yrs built in 1994.... a time when common areas were generous in size. I don't have the estate's details and so cannot say if the GFA has been maxed out.

I try to be positive. Hard to imagine BE, and for that matter all the condos that dotted east coast/upper east coast road, will remain at 1.4 and be dwarfed by the Costa del Sol-type monstrosities that you rightly point out.
ReplyDeleteIt will all depend on how tastefully they develop the area. The artist impressions of "Bayshore Main Street" and the "Heritage Sea Walls & Sea Pavillion", which will be right behind us, don't look too bad. I have no doubt BE will increase in value with the development of the area.
ReplyDeleteI presume, when the time comes, we will open up a back gate for easy access to the MRT.
