Proposed Installation of Electric Vehicle Charging Station - Leasing Period of Exceeding 3 years.

No details of what this might entail have been included other than the fact that installation is free- which is the hook to get owners to sign up. We are not told what the expected rental per/month this is likely to incur and if all owners have to subsidise car owners or will the EStation rental bills be targeted at electric car owners only. 

Private condos are not, by law, forced to provide this facility, it is merely 'encouraged' as it envisages a cleaner future.

Another 'encouraged' facility with regard to health and cleaner environment is the provision of bicycle parking in the common area. What has the MC done about this? Ignoring one and catering to another is simply not fair. 

I believe the MC should look to fulfil the needs of all owners and not just the car-owner subset and the electric car owner subset of the subset. Just how many electric cars are actually present in the estate? If your answer is 1, then forget it. If your answer is 'future owners' then my question is what about 'future owners' of Ebicycles and PMDs? 

My questions will be: 

  1. Does this also envisage the charging of PMDs and electric bicycles? If not, then why not?
  2. Can you guarantee this will not increase the already high monthly maintenance fee?
  3. How are you to prevent owners's friends with electric vehicles coming into the estate to simply have a quick recharge?

Closure of Swimming Pool

 15th May to 12th Jun 2023

At last they are fixing the broken tiles in the tree planters in the main swimming pool! 

Update

They started by removing the trees on Sat 20th May, next will be removing of the roots and let's hope they will finish by 12th Jun.

It's the June holidays and children will only have a baby pool until the works are finished.

My grandkids are coming in June and I am sad they won't have access to the big pool until all is finished. 

Fingers crossed all be be done swiftly and most importantly- well. 

After the awful job they did in the lobby with the mismatched grey slabs and the unpainted walls, I am having some reservations...

I hope it will address the terrible state of the tiles in the swimming pool.

Quiet Covid Time

 


Nothing much to report at Balcon East. Things that have changed/not changed since my last post :

1) 24 hr Security has been changed to 12 hr (8am-8pm). The Auto Gate is turned on after 8pm.

2) The water-logged planting boxes at the lobby have been covered with grey marble slabs. Not a great   choice of colour - why didn't they choose black to match the other tiles? Also, marble? Really? I like the stones and potted plants at the end, perhaps should have stoned it all the way across. 

3) No new plants. Bushes still pruned until they are just sticks. We really need some new landscaping ideas to make our estate lush and tropical!

4) Last AGM 2020 was held virtually, with only a handful of owners logging on. Bicycle parking in basement nearly passed the resolution,. Ah well, maybe next time :)

I hope those who are interested in the bicycle parking issue will attend in person or by proxy. We need to secure our right to park in the basement.

Bicycle Update

we have received a Circulrar from Managing Agent dated 28 Jun 2019 saying that the MCST has decided to put the bicycle removal exercise on hold until the matter has be discussed amongst owners at the next AGM (probably sometime in September).

This is good news and shows that they are willing to listen to owner concerns.

Another letter concerning bicycle parking was circulated by another Resident Owner dated 27 Jun 2019 and it seconded my suggestion to wait until the AGM. 

All good :)

What lies ahead

The planning details of  the vast area behind out estate has been fleshed out in the 2019 Masterplan

There will be stretch of linear park directly behind but what is worrying is the plot ratio of the buildings beyond that - 3.5! Looks like we will have Costa Del Sol-type monstrosities looming over us - lets hope they will plant a few big trees to block out the worst of it.  There will be a dead end road fronting us - not sure why - perhaps just the access road to the condos/HDBs to be built. Down the road it looks like a new shopping centre (blue area) to be built over the Bedok South Station. 

A car-lite district - with a new flyover towards the city continuing on from Bedok South Road. This will hopefully ease the traffic along our stretch of the road.








Bicycles


We all received a Notice from MCST to remove our bicycles from the basement carpark by June 30 2019.

Now my bicycle (shown) isn't doing anyone any harm down there and there is ample space for it to sit and wait for my return and I think it rather high-handed of the MCST to demand their removal. Where are we supposed to put them? 

It prompted me to write to all residents and I posted the following circular under each door. Thankfully, this is a tiny estate compared to my last estate with 560 units and the job completed in under 5 minutes :)
